Olmsted Falls, OH Olmsted Falls, OH Full-time Full-time $55,000 a year $55,000 a year Job Purpose The Construction Manager is responsible for the full-cycle oversight of lot prep for new home installations, actual installation of new manufactured homes and turnover of existing inventory.
This includes project scoping, project budgeting, budget compliance, change order management, project coordination and project quality control.
The Construction Manager is responsible for managing third-party contractors to ensure timely and on-budget project delivery.

Manage the entire new home installation from site preparation through the Certificate of Occupancy using company defined timetables and supervise all vendors in the process.
Used Home Refurbs and Turns - Create a rehab/turnkey scope after a resident moves out of the unit to include a walk-through inspection of the home and the creation of a comprehensive scope of work to ensure each home is returned to a purchase ready condition as quickly and cost-effectively as possible in accordance with the company standards.
Drives the project schedules to ensure homes are delivered to the Sales Team on time to achieve occupancy goals.
Understand and apply project management principles for running multiple projects at the same time.
Execute new home installations and used home refurbs by managing general contractors/vendors to ensure quality of work, that project is completed on time and on budget.
Work within our operations systems such as Sales Force, Pronto Forms, etc.
Ensure that all homes are documented with photos and project status/completion times are communicated.
Complete quality control review and punch list process for all new homes, home rehab and turn projects.
Observe conditions and ensure job site safety at all times.
Negotiate with vendors for pricing, scope of work and timelines for repairs based on company standards.
Perform other duties as assigned.
Qualifications High school diploma or equivalent required Minimum two years of project management experience Manufactured home experience preferred but not required Strong organizational and time-management skills; ability to set, manage and consistently meet goals and deadlines Professional verbal and written communication skills; ability to effectively communicate with a diverse workforce, vendors, and inspectors Ability to negotiate pricing for construction/maintenance work when need arises Comfortable navigating technology using a tablet (e.
g.
, iPad) and general business applications (e.
g.
, Outlook, Salesforce, etc.
) Excellent customer service and interpersonal skills; ability to build effective professional relationships and influence outcomes Ability to create and manage a budget for concurrent projects Knowledge of local building codes, municipal by-laws, inspection, estimating and project management General knowledge of residential construction including finishes, plumbing, electrical, mechanical and HVAC Must be proactive, self-directed, and highly motivated with ability to multi-task Ability to work in a fast- paced, ever changing environment; must be adaptable and flexible Experience managing contractors to execute work Working Conditions The job is performed indoors in a construction office setting and at job sites (indoors and outside) and is exposed to seasonal temperatures and may be exposed to potentially distracting sounds and noise levels.
